A Business Broker in Bee Cave Who Checks the Paperwork First
We help business owners sell, and buyers find, established companies. We start with the unglamorous parts: permits, licenses, leases and tax clearances. Over $5 million in businesses sold, and every one of those deals began with the same plain checklist.

How We Work
Most deals that fall apart don't die over price. They die in the last few weeks, when someone finds a permit that won't transfer, a lease the landlord won't assign, or a sales tax balance nobody knew about. By then the buyer has paid lenders and lawyers, and the seller may have told staff. We'd rather find those problems in week one.
So we start every listing by pulling the records a buyer and a lender will ask for. That means the sales tax permit and filing history, any health, alcohol or occupational permits the business runs on, the lease and its assignment clause, and franchise transfer terms if there are any. Some of these carry over to a new owner. Many don't. A TABC permit, for example, has to be applied for fresh by the buyer, and that takes time to plan around.
We're not your attorney or your CPA, and we'll say so. What we do is keep the list, tell you plainly what each item means for your deal, and make sure the right professional sees it before closing. Texas can come after the new owner for sales tax the old owner never paid, unless the Comptroller has signed off with a clearance certificate. We ask for that certificate early, not in the final week.
How We Treat Sellers and Buyers
- 01
No upfront charge
Putting your company on the market with us is free at the start. You sign no retainer, and no charge is tucked into the contract. We are paid out of the sale once the seller has been paid, which keeps our time on deals that can really close.
- 02
Private from day one
Nobody on your staff, among your customers or at a rival company has to hear that the business is for sale. We vet each buyer, and every one signs a nondisclosure agreement before learning the company's name or seeing any numbers.
- 03
A value you can check
Every valuation is free and kept private. We walk you through the math: earnings, add-backs, prices paid for comparable companies and the amount a lender would finance. If the figure falls short of your hopes, we tell you first, not a buyer.
- 04
First look for registered buyers
Registered buyers see fresh listings before anyone else. Looking to buy? One phone call adds you to that list.
Where We Work
Meetings happen at our office, or by phone or video call when that suits you better, so a long drive seldom has to be part of the process. Most of our sellers and buyers are in Bee Cave, Lakeway, West Lake Hills, Dripping Springs and the communities around the lake, including Hudson Bend, Lago Vista and Jonestown. City and county rules differ across that area, and we check which ones apply to your business before anything goes to market.
